We manage residential and commercial rental properties; please let me share with you some details about our rental management services.
What we offer:
We are licensed Arkansas Real Estate Broker/Agent.
We handle the advertising and showing of your property.
We arrange any maintenance required. We have service contractors available for immediate dispatch or homeowners may also elect to employ their own contractors.
We obtain applications and investigate the applicant's previous rental and credit history.
We respond promptly to tenant problems, repairs and utility concerns. Renters and owners will be provided with emergency numbers to contact us 24 hours 7 days a week.
We will do a periodical drive-by inspection of the premises and random interior inspections (if requested by the owner) of select units to ensure good condition.
We execute the lease, follow up with renewals and will evict according to lease violations when necessary.
We collect deposits and monthly rent, we apply late charges specified and will aggressively control delinquencies.
We disburse the proceeds – we can apply rental payments to mortgages, utilities, deposit your check in your account or mail it directly to you.
We maintain records of income and expenditures. We can work hand in hand with your accountant providing all necessary documents. You are provided with monthly and yearly profit & loss statements.
Our Real Estate office is open five days a week, Monday thru Friday 8:00 am to 4:00 pm. and by appointment on Saturday or Sunday.
What does all this mean to you? NO HASSLE (at the very least drastically reducing it). We are dedicated to rental management and provide a very needed service to property owners. We have the resources to deal with collecting the rents, correcting problems, finding good renters and screening them, keeping track of all documentation and reports. Renters can reach us at all times. We currently have a pool of potential renters looking for the right rental. As you can see the benefits of our service actually pays you instead of costing you! Our fees are minimal; we charge ˝ of the first months rent for placing new tenants and 10% of the monthly rent (minimum $50.00) thereafter. A fee of $50.00 is charged for renegotiation of current tenant’s lease renewals. Our fee does not include cost for property repairs and maintenance, legal collection fees, advertising costs or utilities.
